Project Management of Full Refurbishment & Dilapidations

Realest provided Building Consultancy in respect of the dilapidations settlement and the project management of the full refurbishment of both units which included sustainability upgrades and a BREEAM ‘Very Good’ rating, solar PV roof panels, electric vehicle charging points, new AC system and other energy saving measures.

Both units at Strategic Park have been prelet prior to the completion of the refurbishment of the units with Adrian Whitfield acting on the agency work.

Mecalac, Coventry

Fit Out & Dilapidations

Realest acted on behalf of Mecalac Construction Equipment UK Limited in the relocation of its national production HQ to a new manufacturing facility in Coventry.

Situated just a few miles from the company’s former site in Prologis Park, the 81,000 sq ft facility will house Mecalac’s site dumper and compaction roller operations. The new site will also be responsible for manufacturing the company’s new REVOTRUCK product.

Realest undertook Project Management of Mecalac’s fit out whilst also providing dilapidations advice on their Prologis Park site. Environmental features at the facility include air source heat pumps, internal and external LED lighting, a rooftop solar array, rainwater harvesting technology, and an increased number of EV chargers in the car park.

Fusion One, Solent Business Park

Conditional Lease Break & Dilapidations

On behalf of a confidential client, Realest was instructed on 37,474 sq ft office space with a conditional break. We provided lease exit and dilapidations advice, saving our client £5.0m in rent and rates.

1460 Solent House, Parkway, Solent Business Park

Acquisition & Refurbishment

Acting for the landlord. We advised our client in the acquisition of 1460 Solent House, Whiteley – a 17,515 sq ft office building. We were further instructed to project manage the 2nd floor and reception refurbishment works.

Midpoint, Basingstoke

Project Management

Acting for the landlord. Project Managing a reception, lobby and WC fit-out contract. Realest working closely with the client developed a project brief and design to modernise the property cost efficiently and improve the general well-being of the space. The project has incorporated the installation of new furniture, joinery, ceilings, WC’s and mechanical and electrical infrastructure.

Most recently, we have completed the Project Management of this 21,000 sq ft CAT A fit out on the 4th and 5th floors for new tenant, BNP Paribas Leasing Solutions.

Overline House, Southampton

Project Management

Acting for the landlord. Project Management of an alteration project to convert existing office space into a new Tesco store. Works included extensive asbestos removal, separating the demised area, installing shop-fronts and re-modelling the Mechanical & Electrical services to form the new store.

Shore House, Portsmouth

Contract Administration

Acting for the landlord. Contract Administrator on the refurbishment of 10,000 sq ft office accommodation in Portsmouth following the previous tenants departure. Works included installing a new Air Conditioning system, LED lighting, creation of break-out areas, WC refurbishments and general modernisation.

Acting for the landlord. Project Manager on the refurbishment of an office space, WC accommodation and new Reception fit-out scheme. Works included incorporating new sustainable finishes, designing new layouts and meeting spaces.

Dilapidations, Contract Administration & Project Management

Acting for the landlord. Preparation and negotiation of the Dilapidations with the outgoing tenant. Contract Administration/Project Management of the full Cat A and Cat B fit out of the 30,000 sq ft demise to include new M&E, creation of shower and toilets.

Acting for the landlord. New build extension and full upgrade and refurbishment of the reception and associated external areas.

Watchmoor Point, Camberley

Project Management

Acting for the tenant. Project Management of a net carbon fit-out on a 19,386 sq ft industrial unit. The works included using the very latest sustainable materials, energy saving systems and smart technology to support the new occupier and their step towards a carbon neutral business. Works included EV charging, LED lighting, living walls, air conditioning, net carbon finishes, PV installation and a renewable electricity source.

Acting for the landlord. Sub-division of existing 20,000 sq ft open plan floor plate to include full re-modelling of the existing M&E services to individually service the newly created three separate demised areas.

Full Cat A refurbishment, Cat A+ to one demised area and Cat B fit out for pre-let tenants on remaining two demises.

Meggitt Super Factory, Coventry

Acquisition & Development Monitoring

Acting for the tenant. Acquisition and Development Monitoring of construction and bespoke Cat B fit out of a new 500,000 sq ft Centre of Engineering, Manufacturing Excellence Facility and Global HQ. Delivering a state of the art headquarters and innovation centre, the new building allowed Meggitt to consolidate the various elements of their specialist business into a single location. The project achieved A+ EPC and BREEAM ‘Very Good’ ratings, including elements such as rainwater harvesting system and 167,000 sq ft photovoltaic – or solar – panels. Additionally, a bespoke local air extraction and heating system was employed in the manufacturing hall.
