The Challenge

Our long-standing client, Columbia Threadneedle Investments (formerly known as BMO Real Estate Partners and F&C REIT UK) were seeking further income generation via direct investment in commercial property.

The Brief

To identify a property within the local market which matched our client’s investment portfolio requirements.

What We Did

Using market knowledge, we were aware of the potential availability of the above property (off the market) as a potential investment. Realest introduced this to our longstanding client, Columbia Threadneedle Investments and were successful in acquiring the building on their behalf. The property had an outstanding rent review and an ongoing dispute regarding liability for repairs. Working alongside the client, we were able to restructure the lease taking out the break clause. We further extended the lease to create a 15 year term, simultaneously increasing the rent and settling the outstanding legal dispute.

The Difference

As a result of these changes, the investment value increased by just under 30% within one year of purchase.
