Solent Gateway

The Challenge

Solent Gateway, Marchwood Port is a 220 acre commercial port. Solent Gateway were seeking to attract logistics occupiers to the Port and increase capacity and operation within the port expected to create over 1,000 new jobs. Proposed improvements include aggregates terminal with direct rail connection, increased vessel berthing, planning consent for warehouses, open storage for broad spectrum of port activity and high quality logistics space connected by sea, rail and road.

The Brief

Working alongside Solent Gateway Port Director, Project Manager and Head of Business Development to develop their requirements to identify and secure logistics occupiers on open storage sites and identify up to 60 acres (25 hectares) of arable farmland, brownfield site or low quality ecological habitat for development/ecological enhancement as part of planning application consultation process.

What We Did

We devised bespoke marketing initiatives to include PDF brochures including high quality resolution images and aerial photography. We utilised online social media and listing platforms to market the site. We targeted logistics occupiers utilising our in-house database and external Industrial Agents Society and Estate Agents Clearing House in order to let open storage sites on terms that increase rental income for the port and deliver on lease expectations and operational issues. We carried out a confidential search for suitable sites and supported Solent Gateway through the process of shortlisting and inspecting sites, negotiating and agreeing terms.

The Difference

We increased rental income on surplus sites as a result of cost effective focussed marketing campaign and using market contacts to identify and satisfy biodiversity site requirement with a tight timescale of deliverability. Our joined up Realest business lines, established external relationships and wide local market knowledge enabled us to provide a proactive solution led approach.
