Teachers Legacy Portfolio

The Challenge

The Teachers Portfolio was a legacy property holding leftover from the acquisition of the Teachers Assurance acquisition by LV= (Liverpool Victoria).

The portfolio included Tringham House a prominent office building due to be vacated by the client, Everdene House, a tenanted office building neighbouring Tringham House, and 3 acres of land known as Wessex Fields, Deansleigh Road, Bournemouth.

LV= wanted to exit the holding in a timely fashion whilst maximising capital receipts.

The Brief

To bring forward the various property assets for disposal in a timely fashion, ensuring there was appropriate engagement with the local authority and other key stakeholders in the local area, whilst ensuring we maximised capital receipts.

What We Did

We had early engagement with the local authority and key local stakeholders to ensure there was good dialogue and a clear understanding of anticipated timescales and aspirations for the properties.

We devised and implemented three separate marketing strategies as each holding was of a very different nature and would appeal to a diverse range of investors, developers and owner occupiers.

The Difference

The marketing strategies we implemented allowed us to create the critical tension between parties to generate strong capital returns for our our client. In the case of the Wessex Fields, the targeted engagement with roadside operators helped drive value well beyond expectations.
