Units 1 & 2 Mayflower Close, two adjoining industrial units, were both approaching lease expiry. The landlord, Forelle Estates instructed Realest to give advice on the lease expiry, recommendations on strip out and refurbishment and provide details on a specification which would most appeal to prospective occupiers.
Full refurbishment of the units and full marketing programme to let the units either separately or as a whole.
With our use of proactive marketing tools and specialised agency portal, we quickly identified a prospective new tenant, LV Logistics. We undertook negotiations and liaised between LV Logistics and Forelle Estates to produce a refurbishment fitted to the tenant’s specific requirements. Project management and contract administration of the refurbishment included roof repairs, new windows, carrying out structural works to combine the units and a full Cat A of the office and warehouse space.
Securing the tenant during the refurbishment programme allowed us to create a space specific to their requirements whist allowing for their occupancy at completion, assuring no marketing void period.
